Rent payments to JSM are paid in 12 equal monthly installments, per your signed lease contract. Your first rent payment is due August 1st of the month you are scheduled to move-in. Your final rent payment is due July 1st of the last full month of your lease. You may pay ahead of schedule, but never behind schedule as any past due payments will be subject to a late charge, notices, and possible eviction.

In addition, most JSM apartments have a monthly utility fee which follows the same payment schedule as your monthly rent. Due to differences in the buildings, the monthly utility fee varies between buildings and the services covered. Please reference your lease agreement or contact JSM if you need further information on your rent payment or the covered utility services for your apartment.

Entrata’s Resident Portal allows you to submit individual payments or set up recurring automatic payments via e-check, credit card, or debit card.  Be advised, all online transactions incur service fees.

JSM also accepts personal checks, money orders, or cashier's checks. Payments can be dropped off in the office during business hours or placed in the drop box inside the vestibule at our office on Green Street.

JSM does not accept cash for any payments.

The security deposit must be paid before an apartment lease is fully executed. Apartments lease very quickly and we cannot guarantee an apartment for you without a signed lease and a security deposit. 

Security Deposit Refunds* are returned via mail within 30 days of the end of your lease. Refunds are mailed to the permanent address on file. You may update your Permanent address any time in the Resident Portal. Failure to update a permanent address may lead to not receiving a security deposit refund. JSM is not responsible for returned mailings of security deposit refunds.

*Note that Security Deposits refunds are not guaranteed nor may be the original amount paid, as outstanding balances, carpet cleaning charges, and any applicable charges may reduce such refund amount.
