What is my Wi-Fi password?
The type of Wi-Fi varies depending on the building. If your internet connection is wireless, you can find the Wi-Fi password on the router in your unit. If the password doesn’t work, feel free to reach out to Pavlov for help.
If your internet connection is wired, the Wi-Fi password will be in the Documents section of the Resident Portal. Still can’t find it? No problem—just let us know, and we’ll email it to you directly!
Where is my ethernet port?
Most ethernet ports are located on the wall near the desk in one of the apartment’s bedrooms. If you don’t see it there, check the living room near the TV or beverage chiller. You can find more details about your ethernet port in your move-in packet in the Documents section of the Resident Portal.
What is included in the utility fee?
All buildings include trash removal, monthly pest control, and 24-hour maintenance. Water, sewer, internet, and electricity costs vary from building to building. Check your apartment’s lease or the building page on our website to see what’s covered in your monthly utility and service fee.
How do I set up utilities not covered in the utility fee?
To set up your power, please contact Ameren IP at (800) 755-5000. For water service, you’ll need to call the Illinois American Water Company at (800) 422-2782. Have your new address nearby when contacting both companies.
Does JSM allow pets?
JSM does not allow pets in our properties. Please contact the JSM office at 217-610-8203 or jsm@jsmliving.com if you need more information.
Leasing Process & Appointments
When does Open Leasing start?
Open Leasing doesn’t have a set date since it changes each year based on the University’s Calendar and Housing Market, but it usually kicks off in October.
As soon as our tour and signing dates are set, we notify all interested prospects. Keep an eye on your email or follow us on social media for the exact dates!
How will I receive the meeting link for my lease signing appointment?
When you schedule your appointment through Calendly, a link will be sent for you to join at the appointed time. If there's an issue with the meeting link, please let your leasing agent know so they can generate a new link.
What if I want to change the unit for my lease signing appointment?
If you want to change your unit, no need to call our office or change your appointment. The agent can update the property selection during the appointment as long as your desired unit is still available for lease.
How do I start the leasing process?
Start your lease application online at jsmliving.com—no fee required! If you’re applying with roommates, one person should initiate the application and invite the others to join. This will group the applications together and speed up the process. Even if you’re interested in multiple locations, you only need to submit one application. Just keep in mind, all roommates must complete the application before we can move forward with the lease agreement.
To sign up for a virtual lease signing appointment, visit jsmliving.com and click on the Virtual Lease Signing link. This will direct you to our Leasing Agent Availability page, where you can find the next available appointment that fits your schedule and fill in the required information. Please note, completing an application doesn’t guarantee a specific unit. Unit availability will be presented at the signing appointment. Visit our website for daily updates on availability. Please note, a security deposit equal to one rental installment is due at the time of signing. The deposit can be paid by one individual or split amongst roommates. With your application completed and your appointment booked, you’ll be ready to make it official!
Do I have to tour a property before signing a lease at that location?
There's no need to tour a property before signing a lease. However, please note that once you sign the lease, you won’t be able to tour your specific unit. If you'd like to tour the property, be sure to do so before signing your lease.

Can I reserve a spot early?
Spaces or units cannot be reserved in advance. Prospective residents must be ready to sign all necessary documents and submit their security deposit during their appointment to secure their unit. If you’re interested in multiple locations, you can make your final choice at the appointment.
Can I sign for a specific building before the Open Leasing date?
While the general public can't sign a lease for a specific property until its open lease date, current JSM residents have the option to sign in advance, whether they're renewing at their current property or looking to transfer to another one.
Do I need a guarantor to co-sign my lease?
JSM does not require a parent or guarantor to co-sign the lease. The residents are legally responsible for holding to the terms of the lease.
Any person over the age of 18 will need to fill out the JSM Leasing Application to start the leasing process.
What does rent include?
Every property offers trash removal, monthly pest control and 24-hour maintenance.
The payment of water, sewer, internet and electricity varies from property to property. Please see each apartment's listing or your lease to see what is included in the monthly utility and service fee for your apartment.

Move-In Logistics
When is move in?
The move-in date varies depending on the building. It’s tied to your apartment lease start date, so we recommend checking your lease to confirm it. You can find your lease easily in the Resident Portal under the Documents section for your convenience!
Where do I pick up my keys?
You can pick up your keys at one of our designated key pick-up locations. Don’t worry—we’ll send you an email closer to the start of the school year with all the details, including your exact pick-up location, date, and time. Be sure to add jsm@jsmliving.com to your contact list so you don't miss any important emails from us!
Can I pick up my keys early?
JSM doesn’t allow early move-ins, so the earliest you can pick up your keys is at noon on your lease start date. You’ll receive an email with more details as your move-in date approaches.
Just a heads-up, JSM is closed on Sundays, and if you can’t pick up your keys during business hours on your lease start date, you’ll need to wait until the next business day to grab them from the leasing office. The office closes at 5 PM and we can't accommodate after-hours key pickups.
Can my friend pick up my keys for me?
Only leaseholders are able to pick up keys for the unit. If you can’t pick up your keys on your lease start date, you’ll need to wait until the next business day to grab them from the JSM leasing office.
Which keys open which doors?
When you pick up your keys, the leasing agent will walk you through what each key opens. You’ll also get a fob that gives you access to the JSM Fitness Center and Student Center. For some buildings, this fob is also used to open the external doors, so keep it handy!
Does JSM offer wagons or carts for move in?
JSM does not supply move-in carts or wagons. All moving supplies are up to the individual to provide.
Where can I park?
Please note, JSM does not offer designated move-in parking. During move-in, you can use any metered parking spots near your building. If you have a leased parking space, you can park there. Just a heads-up—if you park in a leased spot that isn’t yours, there’s a risk of being towed, so make sure to park carefully!
Does JSM offer early move-in?
JSM does not offer an early move-in option. Regrettably, we cannot accommodate early move-in requests for any reason. If you must be on campus earlier than your lease start date, please make other arrangements for accommodations and for the storage of your belongings.
If you are transferring from one JSM apartment to another, there will be a gap between the leases. If at all possible, we will schedule a direct transfer for you so you can remain in your current JSM apartment until your next JSM apartment is available.
If you or your guests require accommodations before your lease starts, we suggest you visit the Marriott TownePlace Suites, located on the corner of 6th and Green in the heart of Campustown.
Where is the JSM office?
The JSM Leasing Office is located at 616 E. Green St, Suite D—right on Green Street next to McDonald’s and Panda Express. If you’re driving, there’s parking available in the alleyway behind our office. Just look for the JSM logo on 6th Street to know where to turn in!
Will the unit be cleaned before moving in?
Before you move in, each unit is thoroughly cleaned. If you notice any cleaning issues, you can submit a move-in cleaning maintenance request within 24 hours of getting your keys.
Additionally, you have 72 hours to fill out the move-in inspection report. This report is for documenting the condition of your unit upon move-in and should not be used for active requests.
Noise & Security
Is there a noise level policy?
JSM enforces city ordinance guidelines to monitor noise levels at all locations. For an immediate response to a noise concern, please call the non-emergency police line for assistance. To file a complaint with JSM, please use the Contact Property section in your Resident Portal.
Is package theft a concern at properties without Luxer Rooms?
All mail is self-monitored. If your package is stolen, we recommend filing a police report. If needed, JSM will cooperate with any further investigation from the police department. Please feel free to also submit any concerns to JSM using the Contact Property section in your Resident Portal.
Do I need Renters Insurance?
Yes, we require that all residents get Renters Insurance as specified in their lease agreement. Renters Insurance is designed to protect your belongings in the apartment. JSM is not responsible for any loss due to fire, theft, or other causes. You have the option to buy Renters Insurance through the Entrata Resident Portal or through your personal insurance provider.
Renewals & Existing Leases
Do I have to fill out a renewal form even if I don’t want to renew?
We ask that all JSM residents fill out the Renewal Interest Form, even if they decide not to renew.
Do I need to pay a new security deposit if I move to different apartment?
Your security deposit is tied to the property you live in. If you move to a different JSM property, your security deposit will be returned and you will need to pay a new deposit for the property you sign for.
How do I apply for a renewal?
To apply for a renewal, please fill out the Renewal Interest Form in the Resident Portal.
What forms of payment does JSM accept for renewals?
We accept Credit Card, Debit Card, International Card, and ACH payments in the Resident Portal. Please note that all electronic payment options will charge a service fee. To avoid the service fee, you can drop off a physical check at our leasing office.
Why do renewal prices change and how soon will my request be processed?
Our rent prices are adjusted annually based on factors like market trends, demand, and student preferences. Renewal requests will be processed in the order they are received. One of our agents will reach out to you with an update on your renewal status as soon as possible.
Do I need to schedule a lease signing appointment to sign a renewal lease?
A lease signing appointment isn’t needed if you’re renewing your current unit. However, if you’re interested in switching buildings or units, you’ll need to schedule a virtual lease signing with a member of our Resident Services team.
What if I signed up for the wrong lease signing appointment team?
If a resident signed up for a virtual lease signing appointment with the wrong team, they will be required to use the correct Resident Services lease signing link to create a new appointment. The Leasing Team assists individuals who are not yet residents with JSM, while the Resident Services Team assists all current JSM residents.
Tours & Property Details
Can I tour my leased unit or the building after a lease has been signed?
No, JSM does not offer tours of a unit or building once it has been leased for the following year.
Will JSM tour my unit while I’m living there?
Yes, JSM does offer tours of occupied units. However, once a unit is leased for the following year, we no longer conduct tours. Residents are notified weekly if their unit is still available and may be toured.
Will the unit I tour be the unit I lease?
It can be, as long as the unit is available at the time of your lease signing appointment. In the meantime, you can check out photos and 3D tours of the specific unit type on our website! Check them out here: https://jsmvirtualtours.carrd.co/.

What is the square footage of my unit?
Your agent can provide the square footage and room dimensions upon request!
How do I view availability for certain properties?
Easily check availability under the Apartments tab on our website! Use the filters to search by building, number of bedrooms, bathrooms, and price to find the best fit for you.

Does JSM offer subleases?
We do offer subleasing options! With the high demand in the JSM community, units tend to sublease pretty quickly. You can find available subleases listed here.
