Viewing Appointments
Want to see an apartment? Call our office at 217-610-8203 to schedule an appointment! To respect our current residents, JSM only shows apartments from 10:00 a.m. to 4:30 p.m. Monday through Friday and between 12:00 p.m. and 4:30 p.m. on Saturdays. Though we gladly accept walk-ins, our schedule may not always be able to accommodate them. We recommend calling in advance to schedule an appointment. Some apartments lease very quickly. Scheduling a viewing appointment does not guarantee an apartment will still be available for lease.
Lease Applications
There is no fee to submit an online leasing application.
If you are signing a unit with roommates, only one person needs to begin an application to invite all other roommates to the application process. This will automatically group roommates together and avoid duplicate accounts!
Please note, all roommates have to complete the online leasing application before we can move forward with generating a lease agreement.
Lease Signing
Please note, completing an application does not guarantee a specific unit lease. Unit availability will be presented to the prospective residents at the start of the Virtual Lease Signing appointment.
Our availability is updated daily on our website, we encourage you to review at your convenience.
To sign a lease with JSM, prospective residents must have a completed application and be prepared to submit a Security Deposit. The deposit is equal to one rental installment. Submitted payments can be split amongst roommates to equal the total due to JSM for the unit.
We strongly encourage all prospective residents to review the sample lease available on the JSM website. Familiarize yourself with the policies and expectations of JSM, and feel free to contact the office to clarify any questions you may have.

Frequently Asked Questions
Do I need a guarantor to cosign my lease?
JSM does not require a parent or guarantor to cosign the lease. The residents are legally responsible for holding to the terms of the lease.
Any person over the age of 18 will need to fill out the JSM Leasing Application to start the leasing process.
What does rent include?
Every property offers trash removal, monthly pest control and 24-hour maintenance.
The payment of water, sewer, internet and electricity varies from property to property. Please see each apartment's listing or your lease to see what is included in the monthly utility and service fee for your apartment.

Pet Policy

Early Move-In
JSM does not offer an early move-in option. We cannot accommodate early move-in requests for any reason.
If you must be on campus earlier than your lease start date, please make other arrangements for accommodations and for the storage of your belongings.
If you are transferring from one JSM property to another, there will be a gap between the leases. You must move out of your current unit and find accommodations until your new lease start date.
