JSM is proud to offer a dedicated Resident Services team, committed to providing our residents with an exceptional living experience. This team handles a variety of tasks, including but not limited to:

  • Addressing noise complaints to ensure a peaceful environment.
  • Organizing package rooms for efficient and secure delivery management.
  • Hosting monthly Resident Events to foster community and engagement.

Below, you'll find more details about these processes and how they enhance our residents' experience.

 

Package Rooms

Packages stored in the LuxerOne room are checked and dated by our team weekly. Any unclaimed packages will be held for up to 30 days before being transferred to our office. At that time, we’ll reach out to arrange a pickup. Packages not retrieved or scheduled for pickup will be Returned to Sender.

We do this to ensure package rooms are not filled with abandoned or forgotten packages. Allowing there to be space for newly delivered packages.*

 

Perishables

Perishable items delivered to the property must be retrieved promptly to prevent disposal of unattended goods. Items left unattended for over 24 hours will be discarded to avoid potential health hazards from spoilage. Please note that fees may be applied for improper disposal or repeated violations, and no reimbursement will be provided for discarded items.

 

Balcony/Bikes

Balconies containing trash or items not suitable for outdoor spaces will be subject to a Common Area Violation. For clarification on what can be stored on your balcony, please review your lease or reach out to the Leasing Office.

Bikes should be stored on the designated bike rack for your location, which can be found in your Resident Portal. If there is no designated bike rack, bikes must be stored inside the apartment. 

To prevent removal during monthly bike sweeps, we recommend using a secure bike lock and ensuring the current JSM bike sticker is placed on the bar beneath your seat. Please note that JSM is not responsible for reimbursing any damaged locks if your bike is removed due to violation.

 

Noise Complaints

In the event of excessive noise from a neighbor, you can file a complaint by contacting JSM through your Resident Portal. To help us address the issue effectively, please include details such as:

  • Have you discussed these concerns with your neighbors?
  • Do you have video footage of the noise disturbances?
  • Have you filed a police report or called the police when these incidents have occurred? 

From there we will want to set up a call or meeting with you to get a better understanding of what the complaint is about to address the issue with the residents causing the disturbance. We will update you along the way.
