A/C & Heating

Central Heat and Air

Your apartment might have central heat/air.  When turning on either the air or heat for the season, be sure the thermostat is set correctly and the unit has a clean filter. You should check your filter regularly for maximum heating/cooling efficiency.

Air Conditioning 

Set thermostat on COOL, and fan on AUTO.  Be sure to allow ample time for the unit to cool your apartment.  Air conditioner should only be used when outside temperatures are above 60F.  Operating the a/c when outside temperatures are lower than 60F can cause the air conditioner unit to freeze up, possibly damaging the unit.

Heating

Set thermostat on HEAT, and fan on AUTO.  Nothing should be placed in the heating closet. Air flow is needed to properly operate the heat and air conditioner. The heat must be set and turned on to a minimum of 60F when temperatures outside are at or below freezing to prevent the pipes from freezing.

 

Non-Central Heat and Air:

Wall Unit A/C

Your apartment might have a window a/c. If your unit is leaking or has “iced up,” please turn it off and turn on the fan for the unit.  Place towels under the a/c unit to soak up the water and fill out a maintenance request to have the unit looked at.  To prevent this from happening again, be sure the thermostat is always set above 72 degrees.

Baseboard Heating

Some apartments are heated by electric baseboard heaters. To turn on or adjust the heat, use the dial that is located in the middle of the unit.  Do not place furniture, beds or bedding, clothing, etc. next to or on top of the baseboard heaters.  This is a significant fire hazard. The heat must be set and turned on to a minimum of 60F (in between low and medium) when temperatures outside are at or below freezing to prevent the pipes from freezing.

Cable heating

Some apartment buildings (502 E. White and 505 E. Clark)  have radiant cable heat in the ceiling. Therefore, please DO NOT place hooks or nails into the ceiling as they may damage the cable.  This costly repair will be charged to the resident. You can control the temperature with the thermostat located on your wall. The heat must be set and turned on to a minimum of 60F when temperatures outside are at or below freezing to prevent the pipes from freezing.

Appliance Information

Dishwasher

This information applies to you if your unit is equipped with a dishwasher.

To ensure proper cleaning, do not overload the dishwasher.  Only use detergents specifically designed for dishwashers.

Caution: Do not use sink dishwashing liquid soap, this will cause the soap to foam up and overflow the dishwasher.  If you put improper cleaning liquid in your dishwasher, you will be billed for flooding and water damage that results.

Before starting, turn on the kitchen faucet until the water runs hot and then turn off the faucet.  This will ensure your dishes are as clean as possible.

Oven

If you have an oven with the self-cleaning feature, you must remove the metal oven racks before setting the oven to self-clean. 

Washer/Dryer

Please read through all the information, and contact us if you have any additional needs or questions.

No liquids of any kind should be placed on top of the dryer.  They could leak or spill and cause damage to the unit.  To ensure proper laundry cleaning, do not overload the washer.  This could possibly cause the washer to malfunction and leaks to occur.  No large or heavy items, such as rugs or comforters, should be laundered in the washer/dryer unit.  Large items could cause the washer to malfunction.  Be sure to clean the lint trap after every dryer load.

Refrigerator

Refrigerators take 24 hours to reach the proper temperature degree for maintaining your food.  When cleaning the refrigerator, be sure to wipe the door seals and their adjoining surfaces to keep the seals from tearing.  When moving out of your apartment and turning off your power (see Circuit Breaker section) prop open the refrigerator and freezer doors to prevent mold growth.  Refrigerators with mold must be discarded and the cost of a new refrigerator will be charged to the resident.

Illini Manor and Armory Manor Residents Only

You do not have a frost-free refrigerator.  As needed you must periodically defrost your refrigerator.  Empty the refrigerator, turn it off and allow it to defrost.  Once the ice is completely melted, dry the refrigerator and freezer completely and turn it back on.  Do not use any object to chip off or scrape off the ice.  You could easily puncture the freezer, and would then be responsible for the replacement cost of the refrigerator.

Mail & Packages

Mailboxes / Package Delivery

Please place your name on your mailbox in order to receive your mail. If your property contains mailbox directories and they need changed or updated please contact JSM at 217-610-8203 or jsm@jsmliving.com.

Please check your mail on a regular basis as accumulated mail can make the mailbox difficult to open and close.  If you will be unable to check your mail for more than a few days, please contact the post office to have your mail held.

JSM does not accept packages in our office for residents.  All package deliveries must be sent directly to your apartment address.  For secure entry buildings, do not prop the front doors open. UPS and FedEx have access to entry door keys in order to deliver packages to residents. Mail carriers will attempt a delivery to your apartment door.

 

Luxer One Secure Package Delivery System

Now available at select JSM Locations the Luxer Room is a simple technology that adds a layer of controlled access to any package room. Carriers deliver directly to the room with their delivery access code. Package recipients receive a text message with a one-time use access code to enter and retrieve their package. Video surveillance with access logs maintain security & accountability.

Electricity & Circuit Breakers

Circuit Breakers

If you do not have power, be sure all circuit breakers are switched to the “ON” position before calling Ameren IP.  To reset a circuit breaker, first switch it to the “OFF” position and then switch to the “ON” position.

Power Outages

Gregory Place Only: Power outages should be reported to Prairieland Energy at 217-265-0855, not our office.

All Other JSM Buildings: Power outages should be reported to Ameren IP at 1-800-755-5000, not our office.

GFI Outlets

Outlets in the kitchen and bathrooms are equipped with a ground fault interrupter (GFI).  If the power cannot be switched back on, press the reset button located on the outlet plate.

Emergency Maintenance

Call us immediately if:

  • Water is leaking on to your floor from broken pipes or blocked drains.
  • Water is entering through the roof or windows.
  • Anything that will cause damage to the property if not immediately attended to.

Garbage Disposal

This information applies to you if your apartment is equipped with an in-sink garbage disposal.  Please read through these guidelines to become familiar with proper use of your in-sink garbage disposal unit.

 

Garbage Disposal Use:

To properly use your garbage disposal, first turn on the water, then turn on the disposal.  Gradually place soft food items into the disposal.  After it sounds like everything is ground, turn off the disposal.  Let the water run for several seconds after the disposal is turned off.

 

Do Not:

  • Do not place large amounts of sticky or heavy food (such as rice or pasta) in the disposal (could cause unit to clog).
  • Do not place a large amount of food in the disposal and then turn it on.
  • Do not place hard objects (such as bones, eggshells, nutshells, bottle caps, etc.) in the disposal.
  • Do not place grease down the disposal.   
  • If the garbage disposal will not turn on and is not making a humming sound, it may need to be reset.  Press the ‘reset’ button found on the bottom of the unit under the sink. If it has reset, the button will be popped out. If that does not work, check to see if the circuit breaker has tripped and turned off in the electrical service panel. 

 

If you place a maintenance request for your garbage disposal you will be charged a fee if we only have to press the reset button, if we only have to flip the circuit breaker on, or if there is a clog or inappropriate item in the unit due to misuse.

Hot Water

If you do not have hot water, be sure the circuit breaker for the water heater is switched to the “ON” position before submitting a maintenance request. To reset a circuit breaker, first switch it to the “OFF” position and then switch to the “ON” position.

 

508 E John Street Residents: if your bathroom lights are out and you have no hot water, please reset the GFI Outlet in the bathroom. If this does not fix the problem, please call our office or submit an online maintenance request.

Green Street Towers

Green Street towers is an Ethernet building provided with the highest capacity hardware available!  Internet speeds in your apartment up to 1Gbps! This makes it the fastest internet available in a residential building in the country! For more information, click HERE. 

 

Ethernet Buildings

All Ethernet buildings will include Ethernet jacks in the apartment.  Each building connects directly to a 1Gbps fiber optic cable! To receive a wireless connection in your apartment, you must purchase a wireless router and connect it via Ethernet.   The speeds you see will depend on what your hardware capacity is.  

 

Wireless Buildings

All wireless buildings will have a Pavlov wireless access point that you can connect to on your device the way you would connect to any other wireless network. To connect to the wireless via PC, you may need to purchase a wireless adapter. 

 

More Information

Many leases will provide internet service through Pavlov Media's Tesseractiv! Service will be provided as either wireless or ethernet. 

 

Tesseractiv™ features include:

  • Delivery of popular web content at up to 1000Mbps/1Gbps.
  • Much improved bandwidth efficiency

Snow shoveling and plowing is included with your JSM rent payment. 

 

We take snow and ice removal seriously and we work hard to maintain your convenience and safety during our cold Illinois winters.

 

Please report problem areas by submitting a maintenance request.
